Trust your broker or find one you do.
Your real estate agent and you should be a team. You wouldn’t hold out information from your doctor, or from your lawyer, why hold out information from your real estate agent? If you don’t trust the agent, find one you do.

Broker and home owner. Who is hiring who?
On listing appointments, it happens that home owners believe that they are the ones that are deciding to hire the broker or not. Top agents, make the decision if they would even work with the owner before that is even possible. The name of the game is helping people, and you do no service by misleading a home owner and buying a listing by listing it at a price that the market will never accept.

Don't forget that Walk Through..
An important part of the home buying process is the walk through. Its an opportunity for the buyer to walk through the home, right before the deal closes to verify that certain repairs or corrections that were requested during escrow were in fact done. Also a chance for you to see the home naked.

Bluffing agents..
Sometimes a plan backfires… like when I call an agent about a property and he tells me that he has two offers and expecting another, so i should jump and get my clients to see it quick and make a really strong offer if If they want a shot at it… I guess that works sometimes..

Open house day in Studio City California.
Hey, everyone knows that I love this business. Its challenges, ups and downs and everything in between. The one thing that bugs sometimes is the time it takes to put up 25 open house signs, and then collecting them! I can hire the service that does that, but I would feel lazy, plus I think its a waste of money…

Sometimes things are just funny. Like condo project that is 25% overpriced in a time when things are 25% under priced all while being in the lights of a gas station.

Got to love those pocket listings..
Starting the new year off with an escrow that’s off the radar. A pocket listing is not so uncommon. Its simply a property that’s offered for sale, just not advertised on the MLS. A well connected broker with a properly priced property could in most cases make a deal without the use of the MLS.
